412 N. Wells is part of a two-building Planned Development located at the intersection of Hubbard and Wells in Chicago’s River North Neighborhood. 412 N. Wells is a 9-story office building containing 41,000 square feet of rentable office and retail space. During construction of the building, floors 2-9 and the basement were leased to RXBar, a manufacturer of high quality nutritional bars, for their corporate offices and test kitchen (interiors designed in conjunction with Harken Interiors with Hirsch MPG as the architect-of-record). The first-floor retail space will contain a Brown Bag Seafood Restaurant (also designed by Hirsch MPG) and a Joe and the Juice. The site is unique due to the curve of the “L” tracks which is over a portion of the site and the design of the office tower, with its faceted glass façade, reflects the curve of the tracks. The relation between building and tracks is unique and fast becoming a favorite of photographers on Instagram. A new public landscaped plaza with public art is being provided directly under the tracks, taking what has long been an eyesore, and turning it into a public amenity. A rooftop deck and amenity space are provided off of the 9th floor and a fitness center provided in the basement.
