732 West Randolph is a new 9-story concrete loft office building on a vacant lot within the Fulton Market Historic District. Adjacent to an existing 6-story timber loft office building, the new building was designed to allow for a direct connection at each floor to allow for full floor tenants. Each floor was designed with its own independent HVAC and electric service to allow full floor users to have full control. The exterior, clad in brick with deeply inset windows and stepped brick surrounds, was designed to be a modern interpretation of the traditional masonry lofts found in the district. Its two story expression relates to the two-story expression on the existing building setting up a dialogue between new and old. A setback rooftop amenity space with roof deck is provided above the 8th floor and a fitness center is provided in the basement. Adjacent to two-story historic buildings on the west, full height windows protected by an immersion sprinkler system were provided on the entire west facade to flood the narrow, column-free footprint with natural light. Since the building is located within the historic district. Its design went through a full review with the City of Chicago Landmarks Commission.
